Domestic Gas Appliances & Regulations

Introduction:

Carbon Monoxide leaking from badly installed or maintained gas appliances kills 30 people each year. Landlords are legally responsible for the safety of their tenants in relation to gas safety.

By law, landlords must:

  • Repair and maintain gas pipework, flues and appliances in safe condition

  • Ensure an annual gas safety check on each appliance and flue

  • Keep a record of each safety check

You should also keep your tenants informed about their responsibilities while they are staying in your property.

Aims:

The Gas Safety (Installation and Use) Regulations 1998 specifically deal with the duties of landlords to ensure that gas appliances, fittings and flues provided for tenants’ use are safe.  This training course is designed to help you understand and apply the relevant regulations to different types of domestic gas appliances.
